In Kenitra, the real estate market showed little price correction in the first quarter of 2026. But the marked decline in transactions reveals a significantly less fluid market.

The real estate market in Kenitra presents a particular profile. In the first quarter of 2026, prices of real estate assets fell by 0.8% compared to the previous quarter, according to data from the real estate asset price index established by Bank Al-Maghrib and the National Agency for Land Conservation, Cadastre and Cartography.

This overall decline remains limited. It does not reflect a generalized drop in prices, but rather a targeted correction in certain segments. Residential property evolves in contrasting ways: apartments advance slightly by 0.2%, houses barely decline by 0.2%, while villas show a much sharper drop of 5.1%.

A market primarily slowed by the decline in transactions

The real signal comes from volumes. In Kenitra, the total number of real estate transactions decreased by 43.1% over one quarter. This decline is significantly stronger than the price drop, which gives the image of a market more slowed by sales hesitation than corrected by a massive decline in values.

In residential property, transactions decline in all categories. Apartment sales fall by 38.2%, house sales by 41.9% and villa sales by 51.6%. The villa segment thus appears as the most fragile: it combines the strongest price decline in residential and the strongest sales decline.

Land follows different logic. Urban plots record a price increase of 1.2%, but their transactions plummet by 49.4%. This evolution shows that the price progression is not accompanied by stronger commercial dynamics. On the contrary, the number of operations declines by almost half.

Properties for professional use are also oriented downward. Commercial premises see their prices decrease by 2.2%, with transactions declining by 50.1%. Offices decline slightly in price, by 0.3%, but their sales fall by 51.8%, the most marked decline in the local picture.

In Kenitra, real estate does not therefore signal a price collapse. The diagnosis is more nuanced: values are holding up overall, but the market is losing significant activity.
