Agadir Real Estate Sales Collapse While Prices Hold Steady
In Agadir, real estate prices fell very little in the first quarter of 2026. But behind this apparent stability, transactions plummet by more than 50 %, a sign of a severely slowed market.
Agadir’s real estate market presents a misleading picture. In the first quarter of 2026, prices of real estate assets in the city fell by only 0.3% compared to the previous quarter, according to the latest data from Bank Al-Maghrib and the National Agency for Land Conservation, Cadastre and Cartography.

This near-stability in prices contrasts sharply with a steep drop in sales. In Agadir, the total number of real estate transactions fell by 51.4% over one quarter. The market is not therefore collapsing in value, but it is moving much more slowly.
In residential property, developments are mixed. Apartments saw their prices fall by 1.2%, with sales down 49.1%. Houses recorded a much more marked price drop of 12%, while their transactions decreased by 50%. Villas, on the other hand, showed an increase of 2%, despite a decline in sales of 46.2%.
A blocked market despite still solid prices
Land also holds up on prices. Urban plots advance by 2.8%, but transactions plummet by 57.8%. This gap shows that sellers are still able to maintain certain price levels, but buyers are far fewer in number to proceed with purchases.
The same phenomenon appears in commercial properties. Commercial premises show a price increase of 4.4%, while offices advance by 4.5%. But sales decline sharply: -55.2% for commercial premises and -60.7% for offices.

In Agadir, the real estate market therefore does not show a classic price correction. The real signal comes from sales volume. For buyers, particularly MREs and investors attracted to the city, this situation can open room for negotiation. For sellers, it confirms a market that has become slower, where properties may take longer to find a buyer.
