Tangier Real Estate Market Crashes: Prices Down 3.9%
In Tangier, the real estate market slowed significantly in the first quarter of 2026. Prices are falling, particularly in land and commercial properties, while transactions are declining sharply.
The real estate market in Tangier is experiencing a serious slowdown. In the first quarter of 2026, prices of real estate assets in the strait city fell by 3.9% compared to the previous quarter, according to the latest report from Bank Al-Maghrib and the National Agency for Land Conservation, Cadastre and Cartography.

This decline is more pronounced than in several other major Moroccan cities. It is mainly explained by the sharp fall in urban land, whose prices drop by 9.7%. Commercial properties are also affected, with a decline of 8.3%. Residential properties are more resilient, but remain on a downward trend, with a decline of 1.5%.
In detail, apartments show a decline of 1.4%, houses of 1.2% and villas of 0.4%. The correction is therefore more limited in housing than in land or commercial properties. But transaction figures show a much broader market slowdown.
Sales plummet across almost all segments
In Tangier, the total number of real estate transactions fell by 36.4% over one quarter. In residential properties, sales declined by 33.7%. Apartments recorded a decline of 32.7%, while houses plunged by 63.4% and villas by 42.9%.
Land is also experiencing a sharp slowdown. Transactions on urban land decreased by 50.4%, in addition to the significant price decline. This double correction shows a much more cautious market, where buyers appear less numerous to position themselves on this type of property.
Commercial properties follow the same trend. Their prices fell by 9%, with sales down 34.7%. Offices, meanwhile, present a contrast: their prices rose by 9.3%, but transactions plunged by 50.9%. In other words, some prices are still holding up, but sales are becoming much rarer.

In Tangier, the real estate slowdown is therefore affecting almost the entire market. For buyers, particularly MREs and investors attracted to the city, the fall in prices on land and commercial properties can open up opportunities for negotiation. But the collapse in transactions also confirms a more cautious market, where both sellers and buyers are advancing with caution.
