Rabat Real Estate Market: Falling Prices, Rising Land Values 2026

In Rabat, the real estate market slowed significantly in the first quarter of 2026. Residential prices are declining sharply, while sales are collapsing. Only land escapes the downturn.

The Rabat real estate market is hitting the brakes hard. In the first quarter of 2026, prices of real estate assets in the capital fell by 4.7% compared to the previous quarter, according to the latest note from Bank Al-Maghrib and the National Agency for Land Conservation, Cadastre and Cartography.

This decline places Rabat among the major Moroccan cities most affected by price declines. The residential sector is particularly impacted, with a drop of 6.2%. Apartments saw their prices fall by 5.9%, houses by 8.6% and villas by 4.1%. For buyers, particularly MREs who closely follow the capital’s market, these figures can open new negotiating margins.

Sales Collapse in Residential Sector

But the real warning signal comes from the number of sales. In Rabat, real estate transactions fell by 55.4%. In the residential sector, the decline reaches 56.6%. Apartment sales fell by 57%, those of houses by 64.2% and those of villas by 44.1%. The market is therefore not only falling in price: it is moving much more slowly.

The paradox comes from land. While prices fall in residential and commercial properties, urban land recorded an increase of 9.5%. Transactions in this segment, however, declined by 28.3%, which shows that this price increase is not accompanied by strong sales dynamics.

Commercial properties are also affected by the slowdown. Prices are declining overall by 1%. Commercial spaces fall by 1.7%, with sales down 60.3%. Offices, on the other hand, show a slight price increase of 1.1%, but their transactions decrease by 50%.

In Rabat, the real estate market therefore presents a contrasting picture. Residential prices are declining significantly, sales are plummeting in almost all categories, but land continues to progress. For buyers, the period may seem more favorable. For sellers, it confirms a market that has become more difficult, where properties sell more slowly and where negotiations are likely to become tighter.
