Marrakech Real Estate Market Buyers Disappear Q1 2026
In Marrakech, the real estate market experienced a sharp slowdown in the first quarter of 2026. Prices are declining moderately, but transactions are collapsing by more than 50 %.
The real estate market in Marrakech is moving at a snail’s pace. In the first quarter of 2026, prices of real estate assets in the ochre city fell by 1.5% compared to the previous quarter, according to the latest note from Bank Al-Maghrib and the National Land Registry, Cadastre and Cartography Agency.

This decline remains less pronounced than in other major Moroccan cities, but it masks a much sharper retreat in sales. In Marrakech, the number of real estate transactions dropped by 51.5 % over one quarter, confirming strong caution among both buyers and sellers.
The residential sector is particularly affected. Prices of residential properties fell by 3.5%, while transactions declined by 53.3 %. In detail, apartments saw their prices decrease by 1.8%, with sales down by 53.3%. Houses fell by 3.4%, and their transactions by 52.5%.
The villa market is more resilient on prices, with a slight increase of 0.1%. But here too, sales are dropping sharply, with a decline of 53.2 %. This contrast shows that the high-end segment is not collapsing in value, but is selling much less.
Land follows the same trend. Its prices fell by 1.4%, while transactions declined by 45.3%. For commercial properties, prices are rising slightly by 1.3%, but sales are plummeting by 49.7%. Commercial premises show a price increase of 0.7%, despite a decline in transactions of 52.3%.

In Marrakech, the signal is clear: prices are not collapsing, but the market is freezing. For buyers, particularly MREs and investors, this situation can open up negotiation opportunities. But the sharp decline in sales also shows that the real estate market in the ochre city has entered a phase of great caution.
