The real estate prices in Marrakech continue to rise, but commercial activity is stagnating. While the value of properties increased by 1% in the third quarter of 2025, the overall volume of transactions recorded a slight decline, weighed down by a collapse in the professional segment that masks the good health of the residential sector.

The upward trend is confirmed in the ochre city with a widespread appreciation. Land prices have risen by 1.9%, while residential properties have appreciated by 1.4%. Within this category, houses recorded the largest increase (+3.3%), followed by villas (+1.2%) and apartments (+1%). Even professional assets, although stable, remain in the green with a slight increase of 0.1%.

Rush on villas and drop in commercial property sales

This solidity of prices contrasts with the reality of exchanges, which show an overall decline of 0.5%. This figure conceals a real market divide. The professional sector weighs heavily on the balance with a drastic drop of 33.7% in commercial property sales.

Conversely, the residential sector maintains a positive dynamic, driven by a spectacular enthusiasm for villas, whose transactions have soared by 25.5%. Urban land follows this trajectory with a sales increase of nearly 8%, while houses recorded a 9.2% increase. This quarter thus draws a two-speed market, where activity depends radically on the nature of the asset targeted.
