Apartments and commercial premises: the drivers of real estate growth in Morocco

Real estate prices continue to rise in Morocco, but it is above all the volume of sales that is soaring. The latest barometer of the sector reveals intense activity in the third quarter of 2025, marking a lasting consolidation of the market after months of uncertainty.

The data from Bank Al-Maghrib and ANCFCC show a clear trend: the value of properties is gradually increasing. The overall index has risen by 1.1% over the quarter and 1.2% over a year, a growth driven by the residential and land sectors. This appreciation does not slow down buyers, quite the contrary. The volume of transactions has experienced a spectacular acceleration, recording a 14% increase compared to the previous quarter and more than 26% year-on-year.

Rush on professional assets

While the residential sector remains the backbone of the market with strong demand for apartments, the professional segment is creating a surprise. Sales of these assets have exploded by 56.2% year-on-year, one of the highest rates observed recently. This dynamism of transactions contrasts with a more mixed price trend for offices, which are recording a slight decline, while commercial premises are seeing their prices rise.
