Real estate in Morocco: widespread increase in prices (+1.2%) and sales (+26.6%)

The real estate asset price index (IPAI) increased by 1.2% year-on-year. This appreciation concerns all categories, with a 1.5% increase for residential, 1.4% for commercial properties, and 1% for land. Commercial activity is following this upward trend even more markedly, with transactions showing an overall jump of 26.6%, driven in particular by a 56.2% surge in professional property sales. Compared to the previous quarter, the indicators remain in the green, with a 1.1% increase in prices and a 14% improvement in transaction volume.

Rabat and Casablanca are driving sales growth

The geographical analysis reveals contrasting developments across major cities. Rabat stands out with a 3.2% price increase, driven by residential and commercial properties despite a decline in land, while transactions there have climbed by 27.4%. In Casablanca, prices have appreciated by 1.2% and sales have increased by 23.7%, although land sales are down.

The city of Tangier also shows good health with a 1.8% increase in prices and a 19.4% increase in sales. Marrakech presents a more mixed situation: while prices have slightly increased by 1%, the overall transaction volume has recorded a slight decline of 0.5%, affected by a significant drop in commercial property sales.
