Apartments, villas, land: the state of the real estate market in Casablanca
The real estate prices in Casablanca are experiencing a moderate increase, but commercial activity is booming. While the overall value of properties increased by 1.2% in the third quarter of 2025, the volume of transactions jumped by nearly a quarter over the same period, driven by a rush on apartments.
The economic metropolis is strengthening its leading role at the national level by displaying positive indicators across the entire residential segment. The value of houses recorded the strongest increase at 2.9%, followed by apartments (+1.4%) and villas (+0.2%). This upward trend does not discourage buyers, quite the contrary. Demand for housing is driving the entire market, with apartment sales exploding by 27%. Houses and villas are following this sustained dynamic, with sales volumes up 17.4% and 18.1% respectively.
A paradox in the land market
The professional sector is also contributing to this vibrant environment. Office and commercial premises transactions increased by 17.9%, despite a virtually stagnant price evolution for these categories.
However, a unique situation is observed in the urban land market. While interest in land remains undiminished, driving up prices by 1.7%, the realization of sales is slowing down. Land transactions declined by 8.5%, creating a gap between the valuation of plots and the reality of signatures. This quarter nevertheless confirms Casablanca’s entry into a phase of price stability accompanied by intense commercial activity.
