Morocco Real Estate Market Collapse: Prices Fall, Sales Plummet 2026

The Moroccan real estate market slowed significantly in the first quarter of 2026. Prices are falling, but it is above all the collapse in transactions that confirms the slowdown.

Moroccan real estate is experiencing a difficult start to the year. In the first quarter of 2026, the real estate asset price index fell by 2.4% compared to the previous quarter, according to the latest report published by Bank Al-Maghrib and the National Land Conservation, Cadastre and Cartography Agency. This decline affects all categories of properties.

The decline is particularly visible in residential and land, whose prices fell by 3%. Properties for professional use are holding up slightly better, with a decline limited to 0.8%. But behind this price drop, the strongest signal comes from sales: the number of transactions fell by 40.2% compared to the fourth quarter of 2025.

In the residential sector, transactions fell by 38.4%. Apartment sales fell by 37.5%, house sales by 51.6% and villa sales by 53.1%. Prices are also following the trend: -2.7% for apartments and houses, and -6.4% for villas. The high-end segment therefore appears to be particularly affected.

Land is not escaping the slowdown. Land prices fell by 3%, while transactions fell by 45.9%. For professional properties, sales also declined sharply, by 40.2%, with a decline of 40.4% for commercial spaces and 39.2% for offices.

Over one year, the price decline is less marked, but the trend remains negative. The overall index falls by 0.4% compared to the first quarter of 2025. Residential and land prices fall by 0.6%, while professional properties decline by 0.1%. Transactions, meanwhile, decrease by 9.3% year-on-year, confirming a more cautious market.

In major cities, the slowdown is sometimes spectacular. In Rabat, prices fell by 4.7% and transactions by 55.4%. In Casablanca, prices fell by 2.7% and sales by 37.8%. Marrakech records a more moderate price decline of 1.5%, but transactions there fall by 51.5%. In Tangier, prices fall by 3.9% and sales by 36.4%.

These figures show a less dynamic Moroccan real estate market, where buyers appear more cautious. For households, MREs and investors, falling prices may appear as an opportunity. But the collapse in transactions also shows that the market remains under tension, with sellers and buyers still struggling to meet.
