Oujda Real Estate Market: Prices Stable, Buyer Demand Collapses
In Oujda, real estate prices rose slightly in the first quarter of 2026. But this apparent stability masks a sharp decline in transactions, particularly for villas.
The Oujda real estate market is moving against the grain of several major Moroccan cities. In the first quarter of 2026, prices of real estate assets in the city rose slightly by 0.2% compared to the previous quarter, according to the latest data from Bank Al-Maghrib and the National Agency for Land Conservation, Cadastre and Cartography.

This overall increase remains modest, but it contrasts with the national trend, marked by a decline in prices. In Oujda, apartments rose by 1%, while urban land and offices each posted a gain of 3.2%. Houses declined slightly, by 0.5%.
Sales decline across all categories
Behind this price resilience, the market is nonetheless moving much more slowly. The total number of real estate transactions in Oujda fell by 34.8% over one quarter. Apartment sales fell by 25.2%, house sales by 48.9% and urban land sales by 37.3%.
The most marked decline concerns villas. Their prices fell by 10.8%, while transactions decreased by 66.7%. This segment therefore appears as the most fragile part of the local market, with fewer buyers and a significant price correction.

Professional-use properties also present a contrasting profile. Commercial premises saw their prices fall by 3.2%, with sales down 20.5%. Offices, meanwhile, advanced by 3.2% in price, but their transactions plummeted by 54.3%. Again, the price increase does not reflect true market momentum. In Oujda, the real estate market therefore presents a nuanced image. Overall prices are still holding up, but sales are falling across all categories.
