Fès Real Estate Market Collapse: House Sales Down 70%

In Fès, the real estate market declined in the first quarter of 2026. Prices are falling in almost all categories, while house sales collapse by nearly 70 %.

The real estate market in Fès is experiencing a clear slowdown. In the first quarter of 2026, prices of real estate assets in the city fell by 2.3% compared to the previous quarter, according to the latest data from Bank Al-Maghrib and the National Agency for Land Conservation, Cadastre and Cartography.

The decline mainly affects residential properties. Apartments saw their prices decrease by 2.2%, while houses fell by 4.5%. Villas show an even more marked correction, with a decline of 6.3%. In a city where real estate purchases remain closely followed by families, MREs and investors, this trend confirms a market that has become more cautious.

House Sales Collapse

The most spectacular signal comes from transactions. In Fès, the total number of real estate sales fell by 34.9% over one quarter. But the decline is much more severe for houses, whose transactions plummet by 69.6%. Apartment sales fell by 31.7%, while villa sales decreased by 45.7%.

Land prices hold up better, with a slight decline of 0.2% for urban plots. But here too, the market is moving slower: transactions on land fell by 43.6%. This gap shows that buyer caution also affects investment and construction projects.

Commercial properties follow the same trend. Commercial spaces recorded a price decline of 1.3%, with sales down 38.2%. Offices are an exception on prices, with an increase of 1.4%, but their transactions decreased by 39.3%.

In Fès, the real estate market is therefore not only experiencing a price decline. It is above all suffering from a sharp slowdown in sales, particularly on houses.
