Meknes Real Estate Market: Falling Prices, Collapsing Sales Q1 2026
In Meknes, the real estate market declined in the first quarter of 2026. Prices are falling overall, but offices show strong growth, even as sales decrease.
The real estate market in Meknes presents a contrasting picture. In the first quarter of 2026, prices of real estate assets in the city fell by 2.9% compared to the previous quarter, according to the latest data from Bank Al-Maghrib and the National Agency for Land Conservation, Cadastre and Cartography.

This overall decline reflects a broader slowdown in the Moroccan real estate market. In Meknes, apartment prices fell by 1.8%, houses by 2.7%, and villas by 0.1%. Land is more affected, with urban land prices down 5.2%.
Sales in Sharp Decline
The price decline is accompanied by a significant drop in transactions. In Meknes, the total number of real estate sales fell by 34.6% over one quarter. Apartment sales declined proportionally, while house sales plummeted by 51.2%. Villas held up somewhat better, with transactions down 16.7%.
Land activity is also slowing. Transactions on urban land fell by 25.1%, confirming buyer caution in a segment often followed by investors and families wishing to build.
But the most surprising figure comes from offices. Their prices rose by 14.8% over one quarter, while transactions fell by 44.8%. This increase does not necessarily reflect a dynamic market. Rather, it shows a narrow segment where a few operations can heavily influence price movements.
Commercial spaces also show some price resilience, with a 1.6% increase. But again, sales decline sharply, by 45.4%. The professional market thus seems to preserve certain price levels without regaining real transaction momentum.

In Meknes, the real estate market appears less like a market in free fall than a slowed and highly selective market. Prices are falling in residential and land segments, while certain professional properties resist. For buyers, particularly MREs from the region, this situation may open room for negotiation. For sellers, it mainly demands more patience.
