In Tangier, house sales surge by 60%, while land sales rise by 55%
Buyers have returned to Tangier in force. In the second quarter of 2026, house sales surged by 60.3% and land sales by 54.9%. Land prices simultaneously rose by 7.3%, propelling the city to the top for price increases.
Tangier’s real estate market has just made a spectacular turnaround. According to the new Real Estate Asset Price Index published by Bank Al-Maghrib and the ANCFCC, prices rose by 2.3% between April and June, the strongest increase among the major cities studied.
In the previous quarter, Tangier had nevertheless experienced a general 3.9% decline in prices and a 36.4% drop in transactions. The current 11.5% rebound in sales erases part of this brutal halt in Tangier’s real estate market.

The most dramatic reversal concerns houses. Their sales had plunged by 63.4% in the first quarter; they are now rebounding by 60.3%. This surge has not yet brought activity back to its level at the end of 2025, but it confirms the return of some buyers.
House prices are rising in parallel by 1.6%, after falling by 1.2% in the previous quarter. They have therefore already slightly exceeded their level at the end of last year.
The apartment market is advancing much more slowly, with a 3.8% increase in transactions and a 0.8% rise in prices.
Land almost erases its 10% drop
The land market is experiencing an equally spectacular acceleration. After falling by 9.7% in the first quarter, urban land prices rebounded by 7.3% in three months. They remain slightly below their level at the end of 2025, but have already recovered most of their decline.
Transactions are following the same trajectory. After collapsing by 50.4%, land sales surged by 54.9%. The market has not fully regained its previous level of activity, but the reversal is clear.

Commercial properties, however, are moving in another direction. Commercial premises prices rose by 4.8%, while their sales fell by 1.3%. Offices lost 4.5% of their value, with the number of transactions remaining perfectly stable.
With an overall price increase of 2.3%, compared with 0.7% nationally, Tangier now leads the major Moroccan cities studied. This recovery is clearly driven by two factors: the massive return of house buyers and the rush for urban land.
