Tanger Real Estate: House Sales Boom as Office Prices Plunge

The Strait city posted mixed results in the third quarter of 2025. While the Tanger real estate market recorded a remarkable overall performance, with prices rising by 1.8 % and transactions jumping by 19.4 %, this momentum masks a sharp divide between the residential and professional sectors.

Euphoria is palpable across the housing and land market. Urban land prices climbed by 4.3 %, driven by transaction activity up nearly 20 %. But the real surprise came from the single-family home segment: sales soared by 40.6 %, accompanied by a 3.1 % increase in value. Apartments confirmed this strong performance, with sales volumes rising by 19.7 %, although their prices increased only moderately (+0.7 %).

By contrast, commercial real estate is going through major turbulence, weighed down by declining demand for offices. This specific segment has literally collapsed, recording a 15.2 % drop in prices and an 18.8 % decline in transactions. Commercial premises offer a mixed picture: although investors are responding (volumes up 18 %), property values have fallen by 3.4 %, signaling a market struggling to maintain prices in the face of supply.
