After a 40 % drop, property sales resume in Morocco

After plunging by 40.2 % in the first quarter, property transactions rose by 11 % in Morocco between April and June 2026. Land and commercial properties are driving the recovery, while prices are rising slightly.

Morocco’s property market is starting to move again. According to new data published by Bank Al-Maghrib and the ANCFCC, the total number of transactions increased by 11 % in the second quarter.

This increase comes after a 40.2 % drop in sales in the first quarter. The rebound therefore remains very partial: when the two changes are combined, the volume of transactions remains approximately 34 % below its level at the end of 2025.

Prices are also rising again. The national index increased by 0.7 % over one quarter and by the same amount year on year. Residential property became 1 % more expensive, land 0.6 % and commercial properties 0.4 %.

In the housing sector, transactions rose by 6.3 %. Villa sales jumped by 34 % and house sales by 25.4 %, compared with just 5.2 % for apartments. Villa prices increased in parallel by 3.3 %, apartment prices by 1 % and house prices by 0.3 %.

However, this recovery should be put into perspective. Compared with the second quarter of 2025, villa sales remain down by 7.1 % and house sales by 5.6 %. Only apartments recorded more transactions year on year, with an increase of 4.6 %.

Land and commercial properties drive the recovery

The recovery is much more pronounced outside the housing sector. Land transactions increased by 21.8 % in three months. Sales of commercial properties, meanwhile, rose by 23.5 % over the quarter and by 31.9 % year on year.

Commercial premises recorded 24.3 % more transactions, while their prices remained stable. For offices, sales increased by 20.5 % and prices jumped by 5.3 % in just three months.

Trends remain very different depending on the city. Rabat posted a spectacular 61.2 % rebound in transactions, ahead of Agadir (+30.1 %), Marrakech (+18.3 %), Fès (+16.5 %) and Oujda (+15 %). Casablanca grew more modestly, by 4.4 %, while Meknès remained on a downward trend, declining by 4 %.

Morocco’s property market is thus gradually emerging from the abrupt halt at the beginning of the year. Buyers are returning, but not yet in sufficient numbers to restore the level of activity that preceded the decline.
