After a 55 % drop, property sales rebound by 61 % in Rabat
After falling by 55.4 % in the first quarter, property transactions rebounded by 61.2 % in Rabat in the second quarter of 2026. Apartment and commercial premises sales recorded the strongest increases.
Rabat’s property market is experiencing a spectacular turnaround. According to new data from Bank Al-Maghrib and the ANCFCC, the number of transactions rose by 61.2 % between April and June.
This rebound comes after the collapse recorded in the first quarter, when sales had fallen by 55.4 %. It nevertheless does not entirely erase this setback: as a result of the two successive changes, activity remains approximately 28 % below its level at the end of 2025.

Prices are also rising again, but much more slowly than sales. Rabat’s overall property index increased by 1.9 %, driven by residential property (+2.1 %) and professional property (+4 %). Urban land, on the other hand, fell by 3.4 %.
The return of buyers is particularly visible in housing. Residential transactions increased by 60.5 %. Apartment sales jumped by 62.5 %, with prices rising by 1.9 %. For houses, sales increased by 50 % and prices by 6.9 %. Villas also recorded 45.5 % more transactions, while prices rose by just 0.6 %.
Commercial premises make a strong comeback
The professional property market posted the strongest rebound. The number of transactions rose by 83.9 % in three months. For commercial premises alone, sales increased by 77.8 % and prices by 5.6 %.
Land followed the opposite trend. Transactions involving urban land rebounded by 50 %, but prices fell by 3.4 %. In the previous quarter, land prices had instead gained 9.5 %, while sales declined by 28.3 %.

With an overall 61.2 % increase in transactions, Rabat recorded the strongest growth among the major cities studied. This recovery contrasts with the stagnation in the Moroccan property market observed in the first quarter, even though sales volumes in the capital have not yet returned to their level at the end of 2025.
