After a 51% drop, buyers return to Marrakech
After the collapse at the beginning of the year, buyers are returning to Marrakech. Real estate transactions rose by 18.3% in the second quarter of 2026, while prices increased by 0.5%. The rebound was driven in particular by houses and land.
The Marrakech real estate market is starting up again. According to the new Real Estate Asset Price Index jointly published by Bank Al-Maghrib and the ANCFCC, the number of transactions increased by 18.3% between April and June 2026.
This recovery comes after the sharp slowdown recorded in Marrakech in the first quarter, when sales had fallen by 51.5%. The current rebound is therefore not enough to erase that decline: as a result of the two successive changes, the volume of transactions remains approximately 43% below its level at the end of 2025.

The residential sector is nevertheless showing signs of recovery. Its sales increased by 14.2% and its prices by 1.1%. Houses recorded the strongest increase in transactions, with a jump of 36.5%, accompanied by a 2.2% rise in prices.
Apartments are also selling more: transactions increased by 13.1% and prices by 0.7%. For villas, sales rose by 13.6%, while prices fell by 1.3%.
Land picks up again, offices slump
The recovery is even more pronounced in land. Sales of urban plots soared by 37.8% in three months, despite virtually stable prices, which edged down by 0.1%.
The commercial property market appears much more mixed. Transactions involving commercial premises increased by 27%, while their prices fell by 0.5%. Offices followed the exact opposite trajectory: their prices rose by 4%, but sales collapsed by 44.2%.
On Bladi.net : 76,000 DH per m² in Marrakech, and it may not be over yet
With an overall 18.3% increase in transactions, Marrakech performed better than the national average, which was limited to 11%. The recovery nevertheless remains incomplete after the historic decline in the first quarter. The new figures above all point to a gradual return of activity, without any real surge in prices across the market.
