Marrakech Real Estate: Rising Prices and Surging Villa Sales
The property market in the ochre city is now moving at two speeds. While prices generally rose by 1% in the third quarter of 2025, the overall transaction volume posted a slight decline (-0.5%), dragged down by a sharp drop in activity in the commercial premises segment.
According to the latest data from the Real Estate Asset Price Index (IPAI), Marrakech is maintaining strong residential momentum. Home prices climbed by 1.4%, driven by enthusiasm for houses (+3.3%) and urban land (+1.9%). In terms of volume, the market appears to favor detached properties and the high-end segment: villa sales soared by 25.5%, while house transactions increased by 9.2%. Land is also performing well, with a notable 7.9% rise in land purchases, signaling that the desire to build remains strong.

This vitality in the residential sector contrasts sharply with the sluggishness of the professional sector. Activity there plunged, with an overall collapse in transactions of 27.8%. The main weakness lies specifically in commercial premises, whose sales fell by 33.7%, although their prices remained stable. Only the office market managed to stand out, with a 6.8% increase in volumes, at the cost of a decline in value (-2.2%).

In summary, Marrakech continues to attract individuals and investors seeking holiday homes or land, offsetting the stagnation in apartment prices (-0.5%). However, the clear downturn in brick-and-mortar retail is weighing down the statistics, revealing worrying caution among economic players in this specific segment.
