In Casablanca, office sales surge by 49%, while apartment sales decline again

The recovery remains tentative in the economic capital. According to the latest Real Estate Asset Price Index published by Bank Al-Maghrib and the ANCFCC, transactions increased by 4.4% between April and June 2026, compared with 11% nationwide.

This recovery comes after the 37.8% drop recorded in Casablanca in the first quarter. It therefore does not make up for the shortfall: taking the two changes together, the number of sales remains approximately 35% below its level at the end of 2025.

Housing remains the main weak point. Despite a 0.7% increase in prices, residential transactions declined by a further 2.2%. Apartments, which account for most of the market, recorded 3.1% fewer sales, while their prices rose by 0.7%.

Houses and villas, however, are recovering strongly. House sales increased by 24.8%, despite prices falling by 1.9%. Villa transactions surged by 33.8%, accompanied by a 3.3% increase in prices.

Offices and land reignite the market

The real recovery is taking place outside the housing sector. Urban land sales increased by 41.4% in three months, while prices rose by 1.8%.

Commercial real estate also recorded 29.7% more transactions, despite an average 1.2% decline in prices. Offices stood out, with sales soaring by 48.7% and prices rising by 3.3%. Commercial premises, meanwhile, gained 24.3% in volume, while their prices fell by 1.7%.

Overall, real estate prices increased by just 0.5% in Casablanca. The city is therefore returning to growth, but the driving force has changed: unlike during the surge in transactions observed in 2025, apartments are no longer carrying the market; land, offices and commercial premises are.
