Casablanca Real Estate Recovery: Prices and Transactions Surge

The economic capital is showing remarkable strength. In the third quarter of 2025, Casablanca records a 1.2% rise in prices and a spectacular 23.7% surge in transactions, confirming the market’s vigorous recovery, with the notable exception of land.

Residential property remains the driving force behind this growth. Apartment prices (+1.4%) and house prices (+2.9%) are rising, supported by explosive demand: home sales jumped 26.7%, reaching +27% for apartments alone. Even the villa segment, whose prices remained almost stable (+0.2%), benefited from this enthusiasm, with transaction volumes increasing by 18.1%.

The commercial property market is also recovering, driven by volume rather than value. While office and commercial premises prices stagnated (respectively +0.3% and +0.1%), transactions accelerated (+17.9%). The office segment stood out in particular, with sales increasing by 25.2%, signaling renewed confidence among companies and investors.

The only downside is the land market. It is the sole segment to lose momentum in terms of activity, with transactions falling by 8.5%. Paradoxically, urban land prices continued to rise (+1.7%), suggesting a shortage of supply or buyers favoring existing buildings over new construction.
