Morocco’s Rental Market: Rabat Tops List as Most Expensive City, Azzemour Most Affordable

The price of a rental varies in Morocco depending on the type of housing, but also on the city in which it is located. Where are the rents the lowest and the highest?
The Mubawab rental barometer presents the cities where rents are lower and higher in the second quarter. In the segment of apartments offered unfurnished for rent, Azzemour (1,600 DH), Settat (1,700 DH) and Tetouan (1,800 DH) are the cities where rents are the lowest, reports Aujourd’hui le Maroc. Conversely, Rabat (9,500 DH), Casablanca (7,800 DH) and Marrakech (6,200 DH) are the cities where rents are higher. On average, an unfurnished apartment rents for 7,250 DH/month.
In the villa segment, the cheapest villas are in Tetouan (8,500 DH), Meknes (9,300 DH) and Agadir (10,900 DH). As for the most expensive cities, they are located in Casablanca (34,400 DH), Bouskoura (31,500 DH) and Rabat (30,200 DH). On average, a villa rents for 22,200 DH/month. The rental price in the second quarter is up 9% compared to the first quarter and 10% compared to the previous year, according to the Mubawab rental barometer.
The platform also notes an increase in demand (36% in the second quarter of 2022). Demand had recorded a decline in the first quarter (-13.7%). "However, this increase was accompanied by a 5.5% drop in supply after the 4.9% increase observed in the first quarter of 2022," it is noted.
