In Agadir, house prices erase their decline and sales surge by 48%
Agadir’s real estate market has almost entirely erased the drop in house prices recorded at the beginning of the year. After falling by 12%, prices rebounded by 11.1% in the second quarter, while sales surged by 48.4%.
The turnaround is spectacular. According to the new Real Estate Asset Price Index published by Bank Al-Maghrib and the ANCFCC, houses recorded the strongest price increase among all property categories studied in Agadir between April and June 2026.
Three months earlier, their value had fallen by 12% and their sales by 50%. The 11.1% rebound recovers almost all the ground lost in terms of prices: taking the two changes together, houses remain about 2.2% cheaper than at the end of 2025.
Buyers are also returning in large numbers. With 48.4% more transactions, the house market is erasing part of the sharp halt recorded in the first quarter, even though sales volume is still below that of the end of last year.

Apartments are also contributing to the recovery. Their sales rose by 32.3% and their prices by 0.9%. Villas, however, remain on the sidelines: their prices fell by 4.4% and their transactions declined by a further 2.8%.
Commercial property sales surge by 75%
The most spectacular figure is found in commercial real estate. Sales of commercial premises surged by 74.7% in just three months, while their prices fell by 5.5%. This decline in value was therefore accompanied by a massive return of transactions.
Offices experienced a more balanced trend, with sales rising by 16% and prices by 4.1%. Land is recovering more slowly: land transactions increased by 5.6%, while prices fell by 1.4%.

Overall, real estate sales increased by 30.1% in Agadir, nearly three times the national average of 11%. Only Rabat performed better among the major cities studied. Prices nevertheless remained almost perfectly stable, with a slight decline of 0.1%.
The Agadir market is therefore not experiencing a general surge. Its recovery is based on two very clear developments: houses are recovering almost all of their first-quarter decline, while falling prices for commercial premises are causing sales to explode.
