El Jadida Real Estate Market Slows: Sales Drop 30% Q1 2026
In El Jadida, the real estate market declined in the first quarter of 2026, without experiencing a sharp drop in prices. The real signal comes rather from transactions, which are down across all categories.
The real estate market in El Jadida shows measured slowdown in prices, but more pronounced decline in sales. In the first quarter of 2026, prices of real estate assets in the city fell by 1% compared to the previous quarter, according to data from the real estate asset price index established by Bank Al-Maghrib and the National Agency for Land Conservation, Cadastre and Cartography.

This overall decline remains contained. In residential property, apartments and houses record the same limited decline of 0.3%. Villas correct more significantly, with a drop of 3.2%. El Jadida therefore does not present the profile of a market in sharp correction, but rather one where certain segments are beginning to adjust.
Villas concentrate the most marked decline
The slowdown appears more clearly in transactions. The total number of real estate sales in El Jadida fell by 30.7% over one quarter. Apartments decline by 30.4%, houses by 41.4% and villas by 53.5%. The villa segment is therefore the most fragile: it combines the strongest price decline in residential property and the largest drop in sales.
Land resists better on prices. Urban land only declines by 0.2%. But transactions in this segment decrease by 24.5%, a sign of a less active market, even when values remain almost stable.
Commercial properties show a different situation. Commercial premises advance by 0.8% and offices by 0.2%. But again, volumes do not follow: transactions fall by 26.1% for commercial premises and by 39.3% for offices.

In El Jadida, the real estate market therefore does not signal a generalized price decline. The diagnosis is more nuanced: values resist overall, but sales decline across all categories. For buyers, this situation can create targeted negotiation margins, particularly on villas. For sellers, it mainly confirms a less fluid market.
