Casablanca Marina Towers 2030: Two XXL Skyscrapers Transform Waterfront

An architectural competition launched in early June is reviving the development of Casablanca’s last waterfront. This project plans a high-end complex of 87,200 m² dominated by two towers, with 2030 as the target horizon.

The centerpiece of this future marina complex, the first tower will rise 25 stories. This building will combine an offering of 180 rooms divided between two five-star hotel establishments, and 88 luxury residences arranged on the upper levels. The entire structure will be crowned by a 900 m² rooftop terrace with ocean views, designed to "activate the site seven days a week and 24 hours a day".

Alongside it, the second building will house a 15-story business hub offering flexible workspaces. According to the specifications relayed by Médias24, this tower will also have its own autonomous gastronomic space at the top, equipped with terraces adapted to sea winds. This configuration aims to maintain continuous activity on the site after office hours.

To connect everything, a vast five-level underground common infrastructure will conceal intelligent and shared parking. Designed to become a true showcase during the 2030 World Cup, the facades of these two towers will benefit from thematic lighting, while integrating strict restrictions against light pollution to avoid dazzling coastal residents.
