Rabat Real Estate Boom: Prices and Transactions Surge in 2025
The administrative capital is emerging as the driving force behind the national real estate market. In the third quarter of 2025, Rabat posted a spectacular performance, with prices rising by 3.2% and transactions jumping 27.4%, driven by residential and professional demand in full swing.
Rabat stands out for its exceptional dynamism, contrasting with the caution observed in other major cities. Asset values are being driven by the residential segment, which recorded growth of 3.4%. In detail, apartment prices increased by 3.6%, while house values climbed by 7%, confirming the appeal of single-family housing in the capital, even as sales volumes for this type of property edged down slightly (–2.1%).

It is on the activity front that the figures are most impressive. Apartment transactions jumped by 33.3%, reflecting a clear recovery in demand. The professional market is also performing strongly: sales of offices and commercial premises surged by 48.8%, accompanied by a 3.2% rise in prices, signaling a return to economic vitality.

However, a paradox remains in the land market. Although land transactions increased by 24.2%, prices fell by 1.4%. This adjustment suggests a necessary correction to unlock projects and meet strong construction demand, without slowing the overall momentum of a r’bati market experiencing intense overheating.
