Moroccan Homebuyers Flock to New Upscale Neighborhoods in Casablanca and Rabat

Bouskoura and Dar Bouazza in Casablanca and L’Orangeraie in Rabat are the new trendy neighborhoods among the city dwellers of the two metropolises.
Several neighborhoods are starting to lose favor with the city dwellers of Moroccan cities. The latter aspire to a new living environment where well-being, security and comfort become a priority, as well as accessibility and green spaces, reports La Vie éco.
The rise in air and noise pollution in the old neighborhoods of Casablanca has finally obscured all the advantages related to proximity and the variety of the offer. Anfa, Racine, Maarif, Downtown and March 2, or even Ain Diab and Californie, all these places nevertheless offer real estate services adapted to the different budgets and tastes of buyers. The price range varies between 11,000 dirhams in the city center and 30,000 dirhams in Ain Diab.
On the side of the administrative capital, several neighborhoods in the center display an affordable average price for city dwellers in search of standards commensurate with their budget. Yet it is L’Orangeraie, the new upscale neighborhood of the city, that is in vogue compared to Souissi, Agdal, Hassan, or the Ocean. A new urban area, meeting current standards, will also be developed on the Akrech plateau.
Moreover, prices in Rabat range between 11,000 dirhams in the Ocean and 21,000 dirhams in Hay Riad.
After recording a sharp drop of 35%, the real estate market in Marrakech is finally starting to pick up again. "The MREs are coming back timidly, followed by foreigners and resident Moroccans who wish to acquire a second home", says a real estate agent quoted by La Vie éco. The advertised prices range from 8,000 dirhams in Semlalia and Targa to 20,000 dirhams in the Hivernage district.
In Tangier, on the other hand, the majority of real estate properties are vacant, except for the industrial zone which has attracted executives for long-term rentals. The average price in the city is around 18,000 dirhams.
