One of Marrakech’s major resort hotels has quietly changed hands. On November 5, real estate firm Colliers Maroc announced that it had advised Actif Capital I on the sale of Tertia 4, the company that owns Aqua Mirage Marrakech. The deal, finalized in September, was concluded with an international investor whose identity has not been disclosed. The sale price also remains confidential.

Located on the Tahanaout road, south of Marrakech, Aqua Mirage is a four-star all-inclusive resort. It has 550 rooms spread across an estate of more than 20 hectares, with a water park and numerous leisure facilities.

The new owner also takes over a significant development opportunity. According to Colliers, the property could accommodate around 250 additional rooms, bringing its total capacity to about 800. Such an expansion would represent a 45% increase in current accommodation capacity. The firm presents this possibility as one of the estate’s key assets.

The transaction is part of a series of real estate deals involving major hotels in Marrakech. Colliers Maroc also advised on the sale of the Radisson Blu Marrakech Carré Eden to the Risma group. In September 2024, Egypt’s Pickalbatros group acquired the Palmeraie Resort complex, which includes two major hotels and a golf course.

For now, Aqua Mirage retains its current capacity of 550 rooms. Its official website lists three outdoor pools, six tennis courts, a conference center and a water park. The property is located at kilometer 5 on the Tahanaout road.
