Soaring Real Estate Costs Drive Moroccan Homeowners to Self-Build

Faced with the sharp rise in real estate prices in Morocco, more and more Moroccans are choosing to build their own homes.
The surge in real estate prices in Morocco is pushing many Moroccans to build their own homes. According to the magazine Finances News Hebdo, nearly 48% of Moroccans choose this option. In rural areas, more than 90% opt for this mode of home ownership.
"The interest in self-construction can be explained by different reasons. First, for cultural reasons, many Moroccans prefer economical-type houses, i.e. R+1, R+2, R+3 built on plots of 60 to 120 m², as they are perfect for large and/or mixed families," explains the magazine.
The other advantage of this option is the construction by stages, according to the financial means of the owner and his tastes. However, this option has "several limitations, such as long delays in obtaining permits or carrying out the work, compliance with Moroccan standards in terms of safety and quality, or the choice of building materials."
"It was essential to simplify the procedures and activate technical assistance for interested persons," admits the Moroccan government. A reform of law 90/12 on urban planning should allow the applicability of these measures.
