Morocco Unveils Housing Aid Plan, Real Estate Developers Seek Clarity

To boost the real estate sector, the government is considering granting housing aid to eligible buyers. This measure, contained in the 2023 Finance Bill, is causing concerns among real estate developers.
The decision concerns housing that does not exceed 600,000 dirhams, recalls SNRT News, noting that it was the subject of a press conference organized this week by the National Federation of Real Estate Developers (FNPI).
During this media outing, Kamil Tawfik, the president of the federation, asked the government to clarify the modalities of this aid. "We must have more details on this decision and in particular the specifications of these projects that will be carried out in this direction," he insisted before adding: "The government should have launched consultations with the professionals in the sector before making a decision on the new approach aimed at developing a new vision of social housing and medium-standing housing within two years."
On this occasion, the official also responded to rumors concerning the rejection by the professionals in the sector of this decision. "Rumors have recently circulated about our rejection of this decision. According to this information, we did not accept the prices set at 300,000 dirhams and 600,000 dirhams. This is absolutely not true. All we are asking for is to know the specifications. We have also asked the government to specify the type of housing concerned," he clarified.
And to continue: "the definition of the type of housing will allow developers to present the cost, while the profit margin will be discussed with the government." "The real estate developer proposes the selling price per square meter, and not the price of the housing. Not to mention that the quality of the apartment depends mainly on the quality of the materials used," he explained.
