Morocco Real Estate: Studios Offer High Returns for Rental Investors

Real estate investment that pays off big is the acquisition and rental of studios. As rental demand is strong, and profitability is high.
Buying and renting a studio is a safe investment for two main reasons. The first, the rental demand is strong, broad and varied (expatriates, young professionals, young couples, students...). The second, the price of a studio (generally consisting of one room and not exceeding 60 m²) is more accessible than the price of an apartment or a house.
"Rather than investing in a house, it is recommended to be a landlord of several studios," confides a real estate agent to La Vie éco. A strategy that allows the investor to spread his studio purchases over time and the risk of rental vacancies. However, this investment requires taking into account certain criteria upstream, namely: the quality of the property, its price, and its location.
"You may have invested in a property you like, but if the rental demand is not there, your investment will not be profitable. To succeed in your real estate investment, you must detach yourself from any prejudice and respect objective criteria in the choice of location, but also the surface area of the property. In fact, the rental demand of the city in which you wish to invest is also to be considered. You will not buy the same type of property, because the location determines the type of tenants to target," explains the intermediary.
"If you buy a studio near a university, you will have a better chance of quickly finding a student interested in renting your studio in July or August, just before the September school year," adds the agent. According to him, furnished rental is more profitable than unfurnished.
