Morocco MRE Apartment Fraud: Subscribers Occupy Unfinished Properties

Anger erupted at the Atlantic Beach project site in the Mansouria region. After years of waiting and legal proceedings, several subscribers decided to enter the houses and apartments they claim to have fully financed.

According to testimonies cited by Rue20, some properties were already occupied by people they did not know. The interested parties maintain that these occupants had no rights to the properties in question, although their precise legal status has not been established at this stage.

The victims explain that their action was not intended to seize other people’s properties. They claim they wanted to recover apartments for which they had met their financial commitments, after exhausting administrative and legal remedies without success.

This action comes shortly after the release from prison of the president of the association behind the project. Initially sentenced to ten years imprisonment, his sentence was reduced to five years by the Casablanca court of appeal, a duration he has now served.

1,300 subscribers still waiting

The case dates back to 2019, when more than 1,300 members reportedly discovered that the sums paid to finance the project could no longer complete the promised apartments.

Initial investigations valued the funds involved at approximately 640 million dirhams. However, some victims claim an amount exceeding 840 million dirhams, an estimate that remains disputed and will need to be established through ongoing proceedings.

The reduction of the responsible party’s sentence has caused considerable disappointment among subscribers. Several had hoped for the original conviction to be upheld, or even increased given the losses they claim to have suffered.

By entering the project, victims now want to force authorities and concerned parties to find a solution. They are demanding either the delivery of the financed apartments or reimbursement of the sums paid over several years.
