Real estate in Morocco: prices are rising in Tangier and Agadir, but falling in Oujda and Rabat
The national urban land market is regaining color with a general increase in prices and transactions in the third quarter of 2025. But this statistical improvement masks a very contrasting geographical reality, where the surge of certain cities like Tangier is accompanied by the marked decline of other hubs like Oujda.
Interest in real estate is confirmed at the national level, an essential segment for urban planning. IPAI data reveals a quarterly price appreciation of 1.3%, accompanied by a 9.3% increase in sales. This dynamic is particularly visible in Tangier, which records one of the strongest value increases (+4.3%) coupled with a 7.2% increase in transactions. Other major cities are following this upward trend in prices, such as Agadir, which is gaining 3.6%, Marrakech (+1.9%) or Casablanca (+1.7%).
A multi-speed market depending on the regions
However, this trend does not apply uniformly across the territory. The capital, Rabat, sees the value of its land decline by 1.4%, while Oujda suffers a more severe drop of 4.3%. The heterogeneity is also reflected in the volume of sales, which do not always follow the price curve.
While Meknes and Kenitra are experiencing an explosion of transactions with respective increases of 27% and 17.5%, other cities are experiencing a brutal decline. This is the case of Agadir, where transactions have fallen by 23.5% despite the appreciation of land. Fez also recorded a decline in sales, illustrating the dependence of this market on local projects and the pace of registrations.
