The spectacular breakthrough of Moroccans in the Spanish real estate market

Moroccans are now the second largest foreign buyers of housing in Spain. With more than 5,000 transactions at the end of 2025, they are only a few units away from dethroning the British, the historical leaders in the sector.

In the second half of 2025, British buyers made 5,178 real estate transactions in Spain, closely followed by Moroccans with 5,154 operations. According to data from the General Council of Notaries cited by elEconomista, only 24 sales separate these two nationalities. This leading duo outpaces Italians and Germans in a global market of more than 66,000 foreign acquisitions.

Moroccans particularly dominate the segment of foreigners already residing in Spain, of whom they represent 12.1% of the total. Their investments are mainly concentrated in the regions of Murcia, Navarre, Aragon or Castilla-La Mancha. On average, these foreign residents buy the square meter at 1,963 euros, a higher price than that paid by buyers of Spanish nationality.

However, the average price per square meter varies greatly depending on the origin. While Swedes and Americans often invest more than 3,500 euros per unit of area, Moroccans record the lowest value on the market with an average of 768 euros. Overall, sales to foreigners have declined by 4.4% over the period, despite notable activity increases of more than 10% in Extremadura and Castilla y León.
