Spanish Real Estate Boom: Moroccan Buyers Lead Despite Record Prices
The appeal of Spanish property remains strong among international buyers. In the first quarter, Moroccan investors have established themselves as one of the most active nationalities in this thriving market, despite record prices.
Moroccan nationals are confirming their solid appetite for the Iberian real estate market. Between January and March, they completed more than 1,500 property acquisitions across Spain. This volume of transactions propels them directly to the third position among international buyers, capturing 6.2% of this segment. They thus rank just behind the British and Dutch, while clearly outpacing German and French investors, as revealed by data published by idealista.

This strong demand is part of a particularly dynamic global trend, as nearly 25,000 transactions were signed by non-Spaniards in this quarter alone. This is simply the fourth best historical record registered by the Property Registrars. This rush for real estate is heavily concentrated in coastal and tourist areas. In the highly sought-after provinces of Alicante and Malaga, foreign clients account for 44.6% and 34.3% of total purchases respectively.

This enthusiasm persists even as prices reach new critical thresholds. The square meter now stands at 2,429 euros on average, driven by a surge approaching 9% year-over-year. To complete the budget for these acquisitions, recourse to bank credit proves massive. At the national level, three-quarters of real estate transactions at the start of this year were finalized through mortgage loan subscriptions.
