Morocco Revives Affordable Housing Program with Developer Incentives

In order to boost the segment of housing with a low total real estate value (VIT), commonly known as housing at 140,000 dirhams, a meeting with real estate developers is scheduled to take place soon in Fez. This is an initiative of the public real estate group, Al Omrane, which intends to arouse the interest of these developers in the sector.
The approach of the public real estate group, Al Omrane, has won the support of the Wali of the region and the Minister of Housing. They will also mark this meeting with their presence.
Private developers have every interest in massively participating in this session. According to the daily Aujourd’hui le Maroc, the key point of the low VIT housing scheme is the granting of land to private developers at advantageous prices.
Indeed, they would need to be able to develop mixed programs there including these 140,000 dirham housing units, but also social and medium-range housing in a logic of equalization.
While this allocation system has so far mainly benefited large-scale operators, Al Omrane intends to grant plots adapted to the size of each operator.
In addition, these developers should benefit from different land prices according to their category (small, medium or large), knowing that the plots intended to accommodate 140,000 dirham housing will in any case be marketed at cost price, details the same source.
In order to go through with this new dynamic, Al Omrane had launched a call for expressions of interest that attracted 36 small and medium-sized real estate developers in the Kingdom. A signing of conventions is also planned for the near future, the same media indicates.
