Morocco Real Estate Prices Rise 0.3% Nationwide, Marrakech Sees 0.8% Increase

In its note on real estate prices in the 4th quarter published a few days ago, Bank Al-Maghrib (BAM) and the National Agency for Land Conservation, Cadastre and Cartography (ANCFCC) report a slight increase of 0.3% nationwide. What about the major cities?

In Marrakech, prices have increased by 0.8% compared to the previous quarter, with in detail, an appreciation of 1.1% for residential assets and a decrease of 0.5% for land and 2% for professional properties. During the same period, the number of transactions increased significantly by some 18.6%, mainly due to the increase in land. Bank Al Maghrib reports a 5% drop in prices over the whole year and a 16% drop in transactions.

In Rabat, prices have risen by 0.7% in the last quarter of 2018 compared to the previous one for residential and 2.9% for land. As for Marrakech, the number of transactions is up sharply by 9.4%.

The economic capital has experienced a virtual stagnation of its prices with a slight decrease of 0.4% for the residential and 3.2% for the land, while the properties for professional use have climbed by 6.2%. At the level of transactions, Casablanca recorded an increase of 7.2% mainly for residential or professional properties.

It should be noted that over the whole year, prices have shown a 1.3% increase, with 1.5% for the residential, 1.4% for the land and -0.9% for the professional properties.

The data for the city of Tangier are substantially the same as for the other cities, with a few nuances nonetheless. We note thus an increase of 0.9% compared to the 3rd quarter of 2018, with increases of 0.8% for the residential, 0.9% for the land, 3.4% for the professional properties. During this same period, sales have experienced a strong increase of 8.5% mainly thanks to transactions concerning apartments.

Over the whole year, prices show an increase of 1.8%, 1.7% for the residential, 2.3% for the land, and 5.9% for the professional properties.

The capital of Souss follows the same trend as the other Moroccan cities. Agadir recorded a stagnation of apartment prices in the last quarter of 2018, compared to the 3rd quarter of the same year. Houses, on the other hand, experienced a slight increase of 1.3%.

Villas showed a 3% increase in price, while the prices of urban land recorded a strong increase of 5.5%. At the level of professional premises, offices follow this trend with a 4.5% increase.

There is also a strong increase in transactions for all segments, whether for individuals or professionals. Thus, the number of transactions for apartments increased by 10.7%, 10.4% for houses, and 45% for villa transactions. At the professional level, commercial premises experienced a slight increase of 1.7%.
