Moroccans top foreign homebuyers in Spain, but pay the lowest prices

In Spain, Moroccans now lead foreign property purchases, while ranking last in the price league table. Between January and June 2026, they bought 4 960 homes at an average price of 801 euros per square metre. At the other end of the scale, Americans paid 3 948 euros. The striking gap is shown in figures published Thursday, October 15, by the General Council of Spanish Notaries.

Moroccans account for 8% of transactions by foreign buyers, putting them in first place ahead of the British (4 541 purchases), Italians (4 109), Romanians (3 974) and Germans (3 907). Six months earlier, they were still close behind the British, with a gap of just 24 homes. They now lead by 419 purchases.

The shift in the rankings comes amid a shrinking market. Foreign purchases fell 13% year on year to 62 327 transactions, their steepest decline since 2020. Moroccans also reduced their purchases, but the British saw an even sharper contraction, of 21%.

Americans pay nearly five times more

The price rankings tell a very different story. Behind the Americans, who pay an average of 3 948 euros per square metre, are the Swedes (3 839 euros), Germans (3 763 euros), Swiss (3 760 euros) and Norwegians (3 588 euros). At the bottom are Colombians (1 604 euros), Ecuadorians (1 531 euros), Romanians (1 439 euros) and Moroccans, at just 801 euros.

The difference partly reflects the markets in which buyers of different nationalities purchase homes. Foreigners who do not live in Spain spend an average of 3 493 euros per square metre, compared with 2 102 euros for those already living there. The average for all foreign buyers is 2 644 euros, up 9.4% in a year.

Moroccans stand out among foreigners living in Spain. They account for 12.4% of purchases in this category, with a particularly strong presence in Murcia, where they make up 36.1% of purchases by foreign residents, as well as in Navarre (34.3%) and La Rioja (25.1%). Their presence extends beyond the major tourist markets. Near Barcelona, Moroccans also rank first among foreign buyers in Vilafranca del Penedès.
