Marrakech’s Millionaire Boom: Africa’s New Wealth Magnet

A Moroccan city is among the cities that attract the most ultra-rich. This is revealed by a ranking established by a British firm.
According to the Africa Wealth Report 2025, published by the British firm Henley & Partners, there are four attractive areas for the ultra-rich. In first place on the podium is Black River in Mauritius (+105% of millionaires). It is followed by Marrakech (+67%), Whale Coast (+50%) and Cape Winelands (+42%) in South Africa. "These regions concentrate investments, luxury and residential attractiveness, confirming a trend of geographical redistribution of large fortunes on the continent," it is explained.
Africa has 25 billionaires, 348 centimillionaires and 122,500 millionaires. With one millionaire in three and eight of the twenty-five African billionaires, South Africa dominates the rankings. Egypt, Morocco, Nigeria and Kenya complete the ranking of countries where large fortunes are concentrated. The number of millionaires remains generally stable across the continent, notes the British firm.
The urban ranking gives pride of place to South African cities. Johannesburg retains its first place. It owes it to its business district of Sandton and its residential areas of Waterfall-Midrand. Cape Town has progressed by 33% in ten years.
