Foreign Buyers Flock to Spanish Coastal Rentals: Germans Lead Surge in Balearic Islands

Rental properties in the provinces of the Balearic Islands (29.1%), Alicante (27.4%), Malaga (25.7%), Santa Cruz de Tenerife (21.9%) and Las Palmas (19.2%) have attracted "significant" interest from foreigners, including Moroccans, during the first quarter of this year, according to the latest study by the real estate portal Idealista.
Rental properties located in these coastal and tourist provinces have attracted many buyers from European countries such as Germany, the United Kingdom, France, the Netherlands and Italy, but also from Morocco, the United States, Argentina and Colombia. In the Balearic Islands, Germans are in the lead with 39%, far ahead of the United Kingdom (9%) and Italy (7%). In Alicante, the requests come mainly from the Dutch (14%), Germans (11%) and the United Kingdom (9%). The British are the most eager for rental properties in Malaga (11%), followed by Germans (10%) and Dutch (9%).
In the Canary Islands, in Santa Cruz de Tenerife, Germans (23%) are more numerous to prefer this type of housing, ahead of Italians (19%) and British (8%). In Las Palmas, Germans (25%), Italians (18%) and British (7%) stand out, the study notes that other coastal and tourist provinces such as Las Palmas, Girona and Almeria record a strong demand of more than 15% from Germans, French, British, Italians and Dutch. Furthermore, foreigners dominate the search for rental properties in Valencia (17%), Barcelona (15.3%), Madrid (9.1%) and Seville (8.1%).
In the provinces of Valencia, Madrid or Seville, Americans are the most numerous to request rental properties (13% to 14%). They come in second place in Barcelona with 10%, just behind the French (11%). The study reveals that Germans (9%) and French (8%) follow the Americans in the province of Valencia, while Italians (9%) close the top three in Barcelona. In Madrid, the French dominate the searches for this type of housing with 8%, ahead of the Italians (7%). They occupy the same positions in Seville, with 11% and 9% respectively.
"Among the other nationalities highlighted in the rest of the provinces, although all reflect foreign demand of less than 10%, we can appreciate the interest of the Portuguese in their border areas, leading the visits to Badajoz (40%), Huelva (27%), Pontevedra (22%), and Ourense (15%). Andorra is at the forefront of interest for renting in Lleida (18%), while Brazil dominates with 10% of foreign demand in Valladolid," Idealista specifies. Foreigners from Latin America, particularly from Argentina, Venezuela, Colombia or Cuba, occupy the top positions in the inland provinces such as Guadalajara, Toledo, Segovia or Avila.
