Casablanca Real Estate Prices Surge 30% Amid Demolitions and High Demand

Real estate prices have seen a sharp increase in Casablanca, following the rise in demand induced by ongoing demolitions as part of expropriation procedures for public utility and the fight against illegal constructions.

Real estate prices have increased by more than 30%, according to sources at Hespress, specifying that this inflation is noted on new apartments, and to a lesser extent on second-hand apartments. However, prices for undeveloped land have remained stable, the same sources add. Moreover, several property owners whose buildings were demolished in the "Zawiya" area in the municipality of Nouaceur, near the highway connecting Casablanca to Berrechid, have rushed to neighboring municipalities such as Deroua, Mediouna and Al Majjatia Oulad Taleb.

Similarly, residents of the "El Bouzanine" douar, in the municipality of Nouaceur, in search of alternative housing, have contributed to increasing real estate demand in neighboring municipalities. Demolitions due to public expropriation to allow the passage of the high-speed line between Kenitra and Marrakech in the municipality of Sidi Hajjaj Oued Hassar, part of the Mediouna province, have also disrupted the region’s real estate sector.

The services of the Ministry of Interior will soon dispatch an investigation commission to several territorial communities, particularly in the Casablanca-Settat region, to ensure the smooth running of expropriation procedures for private collective lands. Provincial governors have also been instructed to accelerate expropriation procedures with a view to starting residential projects in anticipation of the 2030 World Cup.
