Rabat Real Estate Prices Surge 5%, Led by Residential and Land Values

During the first quarter of 2023, the real estate market in Rabat experienced strong disparities. Data from the Real Estate Asset Price Index shows an overall 5% price increase in the Moroccan capital.
This growth is mainly attributed to the increase in residential property prices, which rose by 4.3%. At the same time, land prices also experienced a significant increase of 23.1%.
However, not all categories of real estate assets were affected in the same way. Professional-use assets experienced a 6.6% drop in prices during this period.
Regarding real estate transactions, a quarterly decline of 1.4% is observed across the city. But this overall decrease masks significant disparities depending on the types of properties. Residential real estate transactions decreased by 1.9% compared to the previous quarter, while land transactions recorded a more pronounced decline of 17.4%. Conversely, transactions of professional-use assets experienced a strong increase of 24.3%.
