Rabat Real Estate Prices Drop 3.7% as Housing Market Shifts

Like many cities in Morocco, Rabat has experienced a significant drop in real estate prices. Let’s look at the figures in detail published by Bank Al-Maghrib (BAM) and the National Agency for Land Conservation, Cadastre and Cartography (ANCFCC).
Overall prices in Rabat have fallen by 3.7%. This decline is mainly due to a 3.5% drop in residential property prices and a more pronounced 9.8% drop for land. Professional-use assets, on the other hand, stood out, showing an appreciation of 0.6%.
Regarding transactions, the momentum remains positive with a quarterly increase of 8.3%. Residential properties are dominating this trend with a 11.2% increase. However, land did not follow this positive trend, recording a 21.1% decline. Professional-use assets also saw a slight 2% drop in transactions.
Despite price declines in some segments, the Rabat real estate market shows signs of vigor, particularly in the residential segment.
