Morocco’s Rental Market Sees Split: Furnished Apartment Prices Rise, Unfurnished Drop

Rental prices for furnished apartments in Morocco increased during the second quarter of this year, while those for unfurnished apartments experienced the opposite trend.
The real estate website Mubawab has just released a new edition of its Rental Tensometer, which closely monitors the rental market nationwide.
"The rental price index for furnished apartments gained 2 points at the end of the second quarter of 2021, while that of unfurnished apartments fell by one point over the same period," we read.
In detail, the platform indicates that "furnished apartments rent for an average of 8,300 Dhs per month", an increase of 2% quarter-on-quarter and a slight increase year-on-year.
On the other hand, "furnished villas rent for an average of 23,800 Dhs per month and we record stability quarter-on-quarter and a regression of -3% year-on-year," says the site.
Analyzing the price developments in the cities this time, Mubawab noted that "the most expensive villas are found in Casablanca (30,700 Dhs), Rabat (29,500 Dhs) and Bouskoura (25,900 Dhs), and the cheapest are found in Bouznika (4,000 Dhs), Oujda (5,800 Dhs) and Sidi Bouzid (6,500 Dhs)".
It should also be noted that Guéliz (Marrakech), Agdal (Rabat), Ryad (Rabat), Dar Bouazza, Bouskoura, Maarif (Casablanca), Sidi Maarouf (Casablanca), Bourgogne Ouest (Casablanca), Agdal (Marrakech) and Aïn Sebaa (Casablanca) were among the ten star neighborhoods in long-term rental housing during the last quarter.
