Moroccan Real Estate Tycoon Denies Wrongdoing in Demolition Dispute

Anas Sefrioui, CEO of the Addoha group, reacted to the complaint filed against him and certain members of his family by EPC Maroc, accusing them of having abusively and without notice destroyed its premises in Bouskoura on March 29. He denied the allegations of the civil explosives company.

"Contrary to the allegations of EPC Maroc, the demolition by the company was carried out in compliance with the legal and regulatory procedures in force and in the presence of the competent authorities. [...] The demolition undertaken on March 29, 2021 was carried out in the presence of the competent authorities who found, contrary to what EPC Maroc claims, that the premises were empty and that there were no movable property, no persons, no industrial or administrative facilities. A bailiff took note of this," assures Anas Sefrioui in a press release.

According to the explanations of the CEO of the Addoha group, EPC Maroc occupied part of the land without having either the right of commercial property or the business. "And this knowing that, contrary to what it says, EPC Maroc is registered with the Casablanca commercial court, in the register n°20059, with its registered office in Casablanca at the address: Sémiramis building, corner of Faker and Kamal streets, former corner of Vidal and Heintz streets," he adds.

Due to this occupation, the project dedicated since 2012 by Foncière Iskane, as the owner of this land, to the realization of a housing program, has recorded a prejudicial delay, explains the boss of the Addoha group. He recalls that the activity of explosives production represents a real danger for the neighboring inhabitants of the site and that the competent authorities had informed EPC Maroc of the need to transfer its activity out of the residential areas for safety reasons and had put it on notice to leave the site.

The businessman refers to a decision rendered on September 17, 2014, which was followed by several orders of execution. "EPC Maroc received this decision which it attacked in court for annulment on February 10, 2015. The Administrative Court of Casablanca dismissed this appeal on June 17, 2015 in its judgment No. 1379, case No. 43/7110/2015. The Administrative Court of Appeal of Rabat confirmed this
