Tangier Real Estate Market Shows Growth Despite Economic Uncertainty

The city of Tangier experienced a dynamic end of 2024 on the real estate front. The fourth quarter figures reveal an upward trend, both in terms of prices and the volume of transactions. A market that seems to be holding its own, despite an occasionally uncertain economic context.
The overall real estate price index recorded a 1.7% increase. This increase reflects disparities according to the types of properties. Thus, the residential sector experienced a slight inflation of 0.6%, while urban land saw its prices rise by 4.2%. But it is the commercial real estate sector that has experienced the strongest growth, with an 8.7% increase for commercial premises.
The apartment market showed a modest progression, with a 0.6% increase in prices and a more marked increase in transactions, reaching 13.2%. On the house side, the trend is slightly different: prices fell by 0.9%, but sales jumped by 39.1%. A sign that buyers are present, even if prices do not always follow the same curve.
Regarding buildable land, located in urban areas, its value appreciated by 4.2%, accompanied by a substantial increase in transactions, reaching 22.7%. These sought-after assets confirm the persistent appeal for new construction in the region, no doubt in the run-up to the major sporting events that Morocco will be experiencing.
The commercial premises segment clearly stands out. With a 8.7% jump in prices and a 45.8% surge in transactions, it reflects certain economic vitality and renewed confidence among entrepreneurs.
If we look at the figures for the whole of 2024, the assessment is more nuanced. Prices have overall experienced a very slight decline of 0.1%, but transactions have progressed by 14.3%. The Tangier real estate market seems to have had a generally positive year, marked by a certain dynamism in sales.
