Morocco’s Real Estate Crisis: Buyers Trapped in Web of Fraud and Delays
In Morocco, the acquisition of real estate is a long path strewn with pitfalls for many families due to the recurring problems facing the sector.
Delays in the delivery of projects, sudden stoppage of work, prolonged and unjustified interruptions for various reasons, whether administrative or financial, and real estate fraud. Buyers are facing huge problems. They sometimes lose the down payments they have made without receiving the real estate property. Thus, their dream of becoming homeowners is struggling to materialize.
One of the most serious forms of real estate fraud in Morocco is the sale of collective lands or lands not classified for construction, according to aggrieved individuals. As a result, buyers are deprived of the right to live in or resell the property. This practice consequently leads to lengthy legal disputes that consume time and money and weigh heavily on the victims.
To remove these obstacles, experts propose to strengthen the guarantees imposed on real estate developers, by requiring insurance and financial guarantees to ensure the realization of projects and their delivery within the deadlines. They also recommend strengthening the administrative and financial control of projects in order to ensure that developers comply with laws and regulations. Another proposal: the creation of a unified land register, accessible online to all, allowing buyers to verify the legal status of the property before its acquisition. This service would limit fraud and provide more transparency to the market.
