Agadir Real Estate Prices Rise, Bucking National Trend in Morocco

A drop in real estate prices was noted in the last quarter of 2018 in most Moroccan cities. In Agadir, however, prices have seen a slight increase, particularly for villas and commercial premises.
According to the figures unveiled a few days ago by Bank Al-Maghrib (BAM) and the National Agency for Land Conservation, Cadastre and Cartography (ANCFCC), the city of Agadir recorded a stagnation of apartment prices in the fourth quarter of last year, compared to the 3rd quarter of 2018. Houses, on the other hand, saw a slight increase of 1.3%.
Villas showed a 3% price increase in the last quarter, while urban land prices recorded a sharp increase of 5.5%. At the level of professional premises, offices follow this trend with a 4.5% increase, according to these data which, however, do not provide any figures on office sales.
Transactions exploding in Agadir
The figures also show a sharp increase in transactions for all segments, whether for individuals or professionals. Thus, the number of transactions for apartments increased by 10.7% and that of houses by 10.4% in the last quarter of 2018.
Villas are riding high in the capital of Souss where the number of transactions jumped by 45% compared to the third quarter of the same year. Despite this explosion of sales, prices remain reasonable with an increase of only 3%. At the level of urban land, the figures are once again in the green with a 17.1% increase in transactions in Agadir.
Regarding professional transactions, those for commercial premises saw only a slight increase of 1.7% and, as for prices, no data has been made public for offices.
